What we can do for you
Simply put, a healthy functioning neighborhood association will bring with it immeasurable benefits to the entire neighborhood and most certainly to properties throughout the neighborhood. Decreased crime, utilizing resources available to NA's, revitalizing the neighborhood, community spirit and pride and so much more are all part and parcel of healthy NA. As these things take hold and become the norm around North Dodge, all property owners -- absentee or not -- should be able to see an increase in property values throughout the neighborhood. You should be able to attract better tenants and feel more relaxed that your property will not fall victim to vandals or burglars and that's just for starters. Neighborhood clean-ups that you're not here for; Perhaps some public art might be incorporated; Maybe looking into tree donations might be something else. We don't know what resources will become available or what grants we might try to attain yet but anything and everything we do, will benefit the neighborhood as a whole and therefore, you. |
What can you do for us
Being absentee property owners we can't, don't and won't expect you to do much, if any, direct participation in the neighborhood association but there's plenty you can still do! First and foremost, sign up for the email newsletter! You don't have to tell us where you live or even provide a real name but as long as you get that, you'll stay in the loop. The city provides one, solitary printed mailing a year but it doesn't go to you! It goes to the addresses located IN North Dodge. At some point, we'll be needing to raise funds and even a minor donation of $10 or $20 can go a very long way to a poor NA being run solely by volunteers. Hold on to your pocketbook -- we'll let you know when we can start accepting those. Making sure to keep the exterior of your property looking good and presentable. That means free of weeds and reasonably landscaped. Is the asphalt in good shape? Are the mailboxes in good shape? Do you REQUIRE your tenants to pull back their garbage and recycling bins and maybe provide a blind for them? Does the stucco need repair? How's the paint? I could go on. These are some simple things that you as an absentee property owner can do that can help this neighborhood immensely! More thoughts below . . . |
Short Story: More years ago than I care to think of, I was a typically busy person with a business, family and all the normal stuff that keeps us running frantically. I did my part for the exterior of my home . . . No weeds, trimmed things up, no rubbish or junk visible, raked when needed. The normal stuff. Much like when people age or gain weight, what I didn't notice was the slow deterioration the property had gone thru over time. I was across the street chatting with a neighbor and I had a good view of how my house looked to others. I was embarrassed. I declared out loud I lived in dump. :-(. The point of this being, is it time to look at your property the way other's see it. Is it time to give it a bit of a facelift or maybe more. Asphalt is a major ugly if it's in poor shape and in the overall scheme of things not really a lot of money to have done. Exterior paint can be pricey but also helps protect the home. I could go down a checklist of exterior property maintenance and they'll all cost and they'll all add value and benefits. There's this tendency to pour money into a property in order to sell it and the new buyer often puts additional money into it and then nothing more gets done until the cycle repeats itself. Invest in your own property for your profit, your tenants and the community. Don't just wait until you're ready to sell it. |
